LOWNDES FINE ART Sale of my Villa in Spain 950,000 Euros There are three criteria that are important in selling a Villa or property in Spain. I. That the owner has a real reason for selling the property. 2. That in order to achieve a sale the owner prices the property at a realistic price, (Too often owners ask inflated prices and comment that they don’t really have to sell, so can wait indefinitely for a buyer to appear) 3. Location. The location of a Villa is as important as its design. A beautiful Villa without a view, is not worth the same as one overlooking the sea, mountains, or possibly near a golf course. It is also necessary to be close to a town with supermarkets, chemists and post office. I have had to sell my Villa for business reasons, so have had it valued at a realistic price. As you will see from the following
pictures and details, the Villa also fits into the third criteria. |

| LOCATION Bahia de Casares is off the A7 coast road between Estepona (4 miles to the east) and Sabinillas (1 ½ miles to the west), at the turning to the hill town of Casares. The A7 road runs along the coast from Malaga to Algeciras. There is a toll road (AP7) three miles into the hills which will get you to Malaga airport in 45 minutes or Gibraltar airport in 30 minutes. Between Malaga and Sabinillas there are several towns along the coast, Marbella and Puerto Banus being the best known, with the local town of Estepona, famous for its beautiful promenade and local fishing fleet, coming a close second. The sea is five minutes walk away and the beach bar (pictured) is open for nine months of the year. Africa is only twelve miles away from Spain at its nearest point, 35 minutes by fast ferry from Tarifa to Tangier. Further round the bay from the beach bar is the local town of Sabinillas which has supermarkets, chemists, a Post office and numerous local shops and restaurants. If you are energetic you can walk along the beach to the town in twenty minutes. There are three golf courses within 3 miles,
the nearest being about ½ a mile from the entrance to the Urbanisation. |

CASARES The fountain is at the entrance to the urbanisation. It is very important that the urbanisation is well kept. This photograph shows that the gardeners have done their job and that the palm trees are properly maintained. The road is also in excellent repair. The Villa is at the top of the urbanisation overlooking
the sea. |

| DETAILS OF THE VILLA Villa del Favero, faces south overlooking the sea and is surrounded by a mature garden with many trees, including a South American flame tree, numerous mimosas, fir trees and six palm trees. All the rooms illustrated contain their details and sizes in meters and feet. It has a 10meter by 5 meter (33ft x 16ft) swimming pool, which is larger than most private pools. The Villa, (243 square meters), stands in a plot of 1127 Square meters (3700 Square feet) On the first floor the Villa has an entrance hall,
2 double bedrooms, 2 bathrooms, large L shaped sitting room, an indoor
terrace 1.73 meters by 5.4 meters (5.7ft X 17.7ft) leading to an outside
terrace 5.65 meters by 2.4 meters (18.5ft X 7.9ft). The dining room located
at the end of the terrace is 2.88 meters by 5 meters (9.5ft X 16.4ft).
Beyond the dining room is a laundry room, cloak room and outside area
for hanging washing. The front door leads out
to a terraced area with 2 palm trees. There is a front gate leading out
to the road above the Villa The downstairs terrace has a table that will seat up to 10 people and further along is a sofa and arm chairs. There are outside lights in the terrace and at each end of the building.

| SWIMMING POOL & TERRACE
The ground floor terrace in front of the Villa is 11.9 meters by 5.8 meters (39ft X 19ft). There is also a terrace at the deep end of the
pool with a shower and space for two or three sun beds. |

The terrace behind the pool is 11.7 meters by 3.9 meters (38.4ft X 12.8ft) There is room for at least 4 sun beds and there is a teak table with a teak garden seat |

| SITTING ROOM The sitting room is L shaped and measures 6.75 meters by 5.42 meters (22.15ft X 17.8ft) There are three radiators in the room and an open fireplace which gives out a lot of heat. The ceiling is arched with beams and high, so good for acoustics. There are light dimmers and wall brackets. The door into the sitting room is mostly glass and together with three windows, has views overlooking the swimming pool and sea. There is a closed in terrace with a beamed ceiling which runs along two sides of the sitting room with picture windows overlooking the pool, garden and sea. There is a dining room at one end 3.88 meters by 2.88 meters (12.7 ft X 9.45ft) and stairs leading to the ground floor at the other. |
